Big Island Pond Waterfront Homes for Sale

Big IslandPondBig Island Pond is a 500 acre pond that sits in the middle of three towns, Atkinson, Derry, and Hampstead.

This is a private pond and there are no public beaches for town folks or for someone driving around  that can stop and jump in.  You would have to know someone who lives on the pond to help you gain access. Towns people do have an opportunity to get a key to the boat ramp to launch their boats for a nominal fee.

We have sold many homes on the lake and a lot of our buyers have allowed us to launch our kayaks from their beaches. There are a lot of little coves around the pond where you can kayak and not get bothered by the bigger boats. Kayaking on the weekdays makes it that much more enjoyable as the weekends can get busy.

There is some great fishing and I am sure the locals will tell you where the great fishing spots are.  There is also a sandbar out on the Derry side of the lake where people beach their boats and let the kids jump in the water and have some fun time.

The leaves are off the trees and winter is only a few weeks away so is now the best time to shop for a waterfront home? Let’s take a look at the latest market report for waterfront homes on Big Island Pond in Hampstead, Atkinson, and Derry, NH.

Big Island Pond is located off of Route 111 in Atkinson, Derry, and Hampstead, New Hampshire. It is a private lake and about 500 acres in size. There are some great fishing spots and the local residents know them all. There is a public boat launch and you need to have a key and know someone to let you gain access.  We love to kayak around the lake in the spring, summer, and the fall. There are plenty of little coves to sneak around in and enjoy the many wildlife you will see all around you.

On the Derry side there is a neat sandbar residents will ground their boats and everyone can frolic around in the sandy beach area and the nice warm waters of Big Island Pond.

The chart below is a reflection of the activity from July 1, 2012 through today November 29, 2012.

There are currently 6 active waterfront listings for sale with average price of $673,117 and they have been on the market an average of 92 days. The least expensive is $249,900 and the most expensive is $1,150,000.

There have been 7 sold waterfront listings since July 1, 2012 and November 29, 2012 with an average sold price of $328,829 and they were on the market for 75 days on average. There is one sale that is now pending and it is $329,900 and was on the market for 123 days.

A Pond… a Lake? Southern New Hampshire has many

Okay so what’s in a name? I guess when it comes to bodies of water it does matters…and just like we have roads in NH that have more than on name we have lakes and ponds that have multiple names as well. Confusing? Yes it is.
Is Big Island Pond a pond?
We often get e-mail questions and sometimes I publish them on our NHRealtyScoops blog. This question made me chuckle.

In my area of Southern NH we are lucky enough to have a few multi- named ponds and lakes… like Sunset Lake aka Washpond in Hampstead and Great Pond aka Kingston Lake in Kingston. It makes no sense but unless you are in the know, you might be confused thinking that Sunset Lake and Washpond are two different bodies of water when they are in fact one and the same.

Is Big Island Pond a pond?

Big Island Pond is a 500 +/- acre body of water located in southern NH. It is a private pond with no public access other than fishing by license only. It is called Big Island Pond but in reality it is far from what one normally thinks a pond is. Big Island Pond is a desirable area located in the towns of Derry, Atkinson and Hampstead NH and is just one of several lakes and ponds located in southern NH. Waterfront living especially in this market is very much a reality.

If you’re looking for a Southern NH water paradise don’t let the name pond in Big Island Pond scare you away. There is some awesome Big island Pond real estate available.  Call us we’d love to show you around the pond.
