There are currently 38 Active residential homes on the market in the following towns based on the MLS statistics when waterfront was selected as a category.

Towns used in this analysis are Hampton, Greenland, Newcastle, North Hampton, Portsmouth, Rye and Seabrook.

Average Asking Price for an Oceanfront Home

The average asking price for a single family home is $1,635,355  and the median price is $1,325.000. The median price per square foot is $544.00. The average days on the market is 160 days.

Pending Home Sales

There are four pending home sales and their average list price is $1,388,250.00 and they have been on the market an average of 215 days. There is 1 active contingent home that it’s list price is $1,295,000.00 and it was on the market 1 day.

Sold Oceanfront Homes

There were 9 oceanfront homes sold in the last 3 months with an average selling price of $1,190,822 and a median price of $950.00 They averaged 239 days on the market and were selling for $443.00 per square foot on average.

There are currently 37 Active properties on the market in the following towns based on the MLS statistics with waterfront was selected as a category.

Hampton, Greenland, Newcastle, North Hampton, Portsmouth, Rye and Seabrook.

Average Asking Price for an Oceanfront Home

The average asking price for these single family homes is $1,746,343 and the median price is $1,350.000.00. The median price per square foot is $505.00. The average days on the market is 143 days.

Pending Home Sales

There currently is one pending sale and it was listed at $1,650.000.00 and it was on the market for 49 days. There are 6 active contingent homes that average $1,103,983.00 and they have been on the market on average 140 days. The median price on these is $875,000.00.

Sold Oceanfront Homes

There were 11 oceanfront homes sold in the last 6 months with an average selling price of $1,167,773 and a median price of $1.050,000. They averaged 103 days on the market and were selling for $375.00 per square foot. A far cry from the $505.00 per median square foot we are seeing for sale right now. Sellers will need to be a little ore realistic if they want to sell still in this market.

NH Oceanfront Homes Market Report January and February 2013

SeacoastOceanfront market report January and February 2013

This market report is for Oceanfront homes that have direct access to the ocean or are across the street.

We used the towns of Portsmouth, Rye, New Castle, North Hampton, Hampton, Seabrook and one from Greenland for our report. You will fine the report at the end of this blog post.

The drive along the coast

We just love driving along the New Hampshire Seacoast on any given day or week or any season for that matter.  During the winter months we’ll bundle up and pack a lunch and snacks and leave our home as early in the day as possible since it gets dark early during the winter months. We usually start in Seabrook NH off of route 286 and 1A and travel past Browns Lobster Pond, which is a great place to eat seafood.   You can bring your own alcohol in and sit on picnic style type tables. You can eat indoors or outdoors weather permitting. This time of year they are open Friday’s Saturday’s and Sunday. The place was packed when we drove by yesterday.

Along the beach

As you get to the junction of route 1A and 286 you can turn right and head to Salisbury Beach in Massachusetts but we tend to turn left and head to Hampton Beach. As we head north on 1A off to our left is Seabrook Harbor and then about a mile up the road is the Hampton Bridge. Traffic can be heavy at the bridge during the summer months due  to the raising of the bridge for commercial fishing boats to enter Hampton Harbor. Other times it is due to the thousands of beach goers that flock to Hampton Beach to soak in the sun.

Heading to North Beach

Once you meander around all the pedestrians and check out all the T shirt shops, gift shops and arcades you wind around and go past Boars Head Full MoonBoars Head which has breathtaking views of the Atlantic Ocean and Hampton Beach. Just up the road is North Beach which at high tide can be treacherous as there is only rocks available to walk on. At low tide you can kick off your sandals and walk barefoot for a few miles along North Beach.

Plaice Cove, Hampton

This little hideaway is my wife’s favorite spot to walk out onto the boardwalk and take pictures of the tall beach grass and the tide crashing against the rocky beach. North Side Park is for residents only but during the off season it is not that crowded and we stay just long enough to take pictures and videos and soak in the scenery.

Portsmouth NH

After our time at North Side Park, we tend to keep heading north towards Portsmouth making stops along the way.   We  often make a stop at North Hampton State Beach where the beach is a little flatter than other parts along the coast. The nice thing about stopping here is that across the street is the Beach Plum a great place to stop for lunch and ice cream on a hot sunny summer day. There food is delicious and a little pricy but worth it.

Rye State Park

Next we usually follow the coast up into Rye and and stop at Rye State Park. We love this stretch of road and often gaze at the homes for sale and we usually try and stop at all the little scenic turnoffs along the highway along route 1A.  Some of the views are just breathtaking and even though we come up here often we often see something new all time. From Swans, to full moons, to the gorgeous ocean front, our small NH coastline is a delight and never gets old.

New Castle and Great Island Common

Whaleback LighthouseNext up is the town of New Castle and Great Island Common. The park is beautiful no matter what time of year, with picnic areas and a playground and swimming and views of Portsmouth lighthouse and Whaleback Lighthouse. We love this special spot!

Waterfront Homes Year End Market Report

WaterfrontAlthough New Hampshire’s coastline is less than 20 miles long it is packed with wondrous views and gorgeous homes.

We are going to take a look at how ocean front properties and properties along the tributaries and rivers in the seacoast area fared in 2012 as compared to 2011.

There were 30 properties in 2012 that sold and they averaged $916,840 and in 2011 there were 39 homes that sold, on average the homes in 2011 sold for $ 1,234,154. That’s a whopping decrease of 25% in real dollars. The volume of sales was also lower by 23%. Homes in 2011 took 210 days to go under contract as opposed to 179 days in 2012. So, it looks like homes stayed on the market a month less than in 2011 but sold for a lot less.

There are currently 18 properties on the market at $1,740,089 and they are have been on the market for about 212 days on average. There are six pending and active contingent properties with an average price of just under $700,000.

The leaves are off the trees and winter is only a few weeks away so is now the best time to shop for a waterfront home? Let’s take a look at the latest market report for waterfront homes on Big Island Pond in Hampstead, Atkinson, and Derry, NH.

Big Island Pond is located off of Route 111 in Atkinson, Derry, and Hampstead, New Hampshire. It is a private lake and about 500 acres in size. There are some great fishing spots and the local residents know them all. There is a public boat launch and you need to have a key and know someone to let you gain access.  We love to kayak around the lake in the spring, summer, and the fall. There are plenty of little coves to sneak around in and enjoy the many wildlife you will see all around you.

On the Derry side there is a neat sandbar residents will ground their boats and everyone can frolic around in the sandy beach area and the nice warm waters of Big Island Pond.

The chart below is a reflection of the activity from July 1, 2012 through today November 29, 2012.

There are currently 6 active waterfront listings for sale with average price of $673,117 and they have been on the market an average of 92 days. The least expensive is $249,900 and the most expensive is $1,150,000.

There have been 7 sold waterfront listings since July 1, 2012 and November 29, 2012 with an average sold price of $328,829 and they were on the market for 75 days on average. There is one sale that is now pending and it is $329,900 and was on the market for 123 days.

Rye, NHRye NH Real Estate Market Report

This real estate market report is for all residential properties in Rye, NH through August 2012.

There were 67 residential properties on the market in July of 2012 and 67 in August of 2012. In August of 2011 there were 78 so if we compare from a year ago we are down 14.1%.

We had 11 properties sell in August 0f 2012 and 6 in July of 2012 which is an increase 83.3%. There were 10 Pending sales in August and 8 in July which is a 25% increase.

Sales in August of 2011 were 5 as compared to 11 this year which is an increase of 120%. Pending sales in August of 2011 were 11 and 10 in August of 2012 which is a decrease of 9.1%.
