Jay and I love driving along our beautiful NH coast line and while we live fairly close to the coast, we camp at the beach when ever we can. Long weekends or short, during the week, holidays or when ever we can,  we camp in our motor home, working and commuting right from the beach.

A recent weekend in September with iffy weather made it perfect for driving and exploring.  We packed some water and snack and made many stops during our ride. One stop was at Ragged Head aka Rye Harbor State Park.  We had wanted to see the Rye Harbor State Park Captain John Smith Monument, which was erected in 2014.  The monument is amazing with inscriptions and a map he created of New England.  The state park itself is wonderful, we’ve stopped here many times and have seen a number of weddings, people having picnics and musicians sitting on the benches giving impromptu performances.  Rye Harbor

On this chilly day there was only one other person visiting the park.  We walked all around and took pictures and videos.  We continued our way along the coast and went through Portsmouth and into Maine. We stopped at Nubble light in York Maine, which of course was full of people enjoying the very majestic view of the lighthouse.

New Hampshire has such a pretty coastline and Maine just continues the visual pleasure.  That said I would be remiss if I didn’t add that Jay and I would love to help you make New Hampshire your home so please reach out to us.

Big Island Pond Waterfront Homes for Sale

Big IslandPondBig Island Pond is a 500 acre pond that sits in the middle of three towns, Atkinson, Derry, and Hampstead.

This is a private pond and there are no public beaches for town folks or for someone driving around  that can stop and jump in.  You would have to know someone who lives on the pond to help you gain access. Towns people do have an opportunity to get a key to the boat ramp to launch their boats for a nominal fee.

We have sold many homes on the lake and a lot of our buyers have allowed us to launch our kayaks from their beaches. There are a lot of little coves around the pond where you can kayak and not get bothered by the bigger boats. Kayaking on the weekdays makes it that much more enjoyable as the weekends can get busy.

There is some great fishing and I am sure the locals will tell you where the great fishing spots are.  There is also a sandbar out on the Derry side of the lake where people beach their boats and let the kids jump in the water and have some fun time.

Active Oceanfront Homes for Sale

There are currently 23 Active residential homes on the market in the following towns based on the MLS statistics when waterfront was selected as a category.

Towns Along the Coast

Towns used in this analysis are Hampton, Greenland, Newcastle, North Hampton, Portsmouth, Rye and Seabrook.

Average Asking Price for an Oceanfront Home

The average asking price for a single family home is $2,138,439  and the median price is $1,500.000. The median price per square foot is $545.00. The average days on the market is 212 days.

Pending Home Sales

There are two pending sales and their average price is listed at $642,500 and they have been on the market an average of 119 days. There are 5 active contingent homes that average $942,760 and they have been on the market an average of 183 days. The median price on these is $749,900.

Sold Oceanfront Homes

There were 10 oceanfront homes sold in the last 3 months with an average selling price of $1,064,300 and a median price of $947,500. They averaged 61 days on the market and were selling for $522.00 per square foot on average.
