<p>This market report is for Oceanfront homes that have direct access to the ocean or are across the street.</p>
<p>We used the towns of Portsmouth, Rye, New Castle, North Hampton, Hampton, Seabrook and one from Greenland for our report. You will fine the report at the end of this blog post.</p>
<h3>The drive along the coast</h3>
<p>We just love driving along the New Hampshire Seacoast on any given day or week or any season for that matter.  During the winter months we&#8217;ll bundle up and pack a lunch and snacks and leave our home as early in the day as possible since it gets dark early during the winter months. We usually start in Seabrook NH off of route 286 and 1A and travel past Browns Lobster Pond, which is a great place to eat seafood.   You can bring your own alcohol in and sit on picnic style type tables. You can eat indoors or outdoors weather permitting. This time of year they are open Friday&#8217;s Saturday&#8217;s and Sunday. The place was packed when we drove by yesterday.</p>
<h3>Along the beach</h3>
<p>As you get to the junction of route 1A and 286 you can turn right and head to Salisbury Beach in Massachusetts but we tend to turn left and head to Hampton Beach. As we head north on 1A off to our left is Seabrook Harbor and then about a mile up the road is the Hampton Bridge. Traffic can be heavy at the bridge during the summer months due  to the raising of the bridge for commercial fishing boats to enter Hampton Harbor. Other times it is due to the thousands of beach goers that flock to Hampton Beach to soak in the sun.</p>
<h3>Heading to North Beach</h3>
<p>Once you meander around all the pedestrians and check out all the T shirt shops, gift shops and arcades you wind around and go past <a href="http://nhwaterfronthomesforsale.com/market-reports/nh-oceanfront-homes-market-report-january-and-february-2013/attachment/boarsheadfm-jpg/" rel="attachment wp-att-684"><img class="size-large wp-image-684 alignright" style="border: 4px solid black; margin: 4px;" alt="Boars Head Full Moon" src="http://nhwaterfronthomesforsale.com/wp-content/uploads/2011/10/boarsheadfm-419x280.jpg" width="258" height="173" /></a>Boars Head which has breathtaking views of the Atlantic Ocean and Hampton Beach. Just up the road is North Beach which at high tide can be treacherous as there is only rocks available to walk on. At low tide you can kick off your sandals and walk barefoot for a few miles along North Beach.</p>
<h3>Plaice Cove, Hampton</h3>
<p>This little hideaway is my wife&#8217;s favorite spot to walk out onto the boardwalk and take pictures of the tall beach grass and the tide crashing against the rocky beach. North Side Park is for residents only but during the off season it is not that crowded and we stay just long enough to take pictures and videos and soak in the scenery.</p>
<h3>Portsmouth NH</h3>
<p>After our time at North Side Park, we tend to keep heading north towards Portsmouth making stops along the way.   We  often make a stop at North Hampton State Beach where the beach is a little flatter than other parts along the coast. The nice thing about stopping here is that across the street is the Beach Plum a great place to stop for lunch and ice cream on a hot sunny summer day. There food is delicious and a little pricy but worth it.</p>
<h3>Rye State Park</h3>
<p>Next we usually follow the coast up into Rye and and stop at Rye State Park. We love this stretch of road and often gaze at the homes for sale and we usually try and stop at all the little scenic turnoffs along the highway along route 1A.  Some of the views are just breathtaking and even though we come up here often we often see something new all time. From Swans, to full moons, to the gorgeous ocean front, our small NH coastline is a delight and never gets old.</p>
<h3>New Castle and Great Island Common</h3>
<p><a href="http://nhwaterfronthomesforsale.com/blog/portsmouth-nh-real-estate-for-sale-and-lifestyle/attachment/ports/" rel="attachment wp-att-1144"><img class="alignleft size-large wp-image-1144" style="border: 4px solid black; margin: 4px;" alt="Whaleback Lighthouse" src="http://nhwaterfronthomesforsale.com/wp-content/uploads/2012/02/Ports-373x280.jpg" width="113" height="85" /></a>Next up is the town of New Castle and Great Island Common. The park is beautiful no matter what time of year, with picnic areas and a playground and swimming and views of Portsmouth lighthouse and <big><big><big><small><small><small>Whaleback Lighthouse</small></small></small></big></big></big>. We love this special spot!</p>

<p>Have you been longing for the day that you can buy that perfect waterfront home? Can you imagine sitting in your yard sipping on your favorite beverage and listening to the water lapping the rocks allowing you to close your eyes and fall into a slumber? Do you ever wonder if that perfect waterfront home is available for me in southern New Hampshire? Do you wonder if you can even afford to live on the water?</p>
<p>Well, you have come to the right place. Southern New Hampshire has plenty of lakes and ponds to satisfy most any budget.</p>
<p>If you want to swim, boat and fish then your options are plenty. But, the key to finding the perfect spot is knowing where to find that perfect sunrise or sunset. Do you own a smartphone or a compass? When searching for that specific requirement one or both will come in handy. My iPhone has a compass so we will be able to let you know where the sun sets and sun rises to help you decide what time of day is best for you. I am an early riser so I love to view the sunrise and have the warmth of the sun on my face as I sip on my morning coffee or tea. Is there a certain time of day you&#8217;d like to know where the sun will reflect on your front porch? (front on waterfront property means waterside) Or do you want the shade to keep you cool? We have an app that will tell us where the sun will shine on your new home. Just ask us to use it and we will be more than happy to point it out for you.</p>
<p>Do you wonder where the fish are biting? We will try our best to find out where the best fishing is on a certain lake. Just ask a neighbor with a boat. They&#8217;ll probably know. Looking for that special cove where you have a lot of privacy? Just give us a call or shoot us a text or an email.</p>
<p>Did you know that some lakes you can&#8217;t swim in? Yes, we have two right here in southern New Hampshire. Some lakes are great for kayaking and canoeing but you just can&#8217;t swim in them. Contact us if you&#8217;d like to know which ones and why you can&#8217;t swim in them.</p>
<p>We often get asked when is the best time to buy a waterfront property? The best time is when you are ready and can afford it. Sometimes in the dead of winter you may be able to get a great deal because someone needs to sell real bad. If you wait until spring time you may lose out because there are a lot of other buyers out there as well.</p>

<p>We are going to take a look at how ocean front properties and properties along the tributaries and rivers in the seacoast area fared in 2012 as compared to 2011.</p>
<p>There were 30 properties in 2012 that sold and they averaged $916,840 and in 2011 there were 39 homes that sold, on average the homes in 2011 sold for $ 1,234,154. That&#8217;s a whopping decrease of 25% in real dollars. The volume of sales was also lower by 23%. Homes in 2011 took 210 days to go under contract as opposed to 179 days in 2012. So, it looks like homes stayed on the market a month less than in 2011 but sold for a lot less.</p>
<p>There are currently 18 properties on the market at $1,740,089 and they are have been on the market for about 212 days on average. There are six pending and active contingent properties with an average price of just under $700,000.</p>

<p>The leaves are off the trees and winter is only a few weeks away so is now the best time to shop for a waterfront home? Let&#8217;s take a look at the latest market report for waterfront homes on Big Island Pond in Hampstead, Atkinson, and Derry, NH.</p>
<p>Big Island Pond is located off of Route 111 in Atkinson, Derry, and Hampstead, New Hampshire. It is a private lake and about 500 acres in size. There are some great fishing spots and the local residents know them all. There is a public boat launch and you need to have a key and know someone to let you gain access.  We love to kayak around the lake in the spring, summer, and the fall. There are plenty of little coves to sneak around in and enjoy the many wildlife you will see all around you.</p>
<p>On the Derry side there is a neat sandbar residents will ground their boats and everyone can frolic around in the sandy beach area and the nice warm waters of Big Island Pond.</p>
<p>The chart below is a reflection of the activity from July 1, 2012 through today November 29, 2012.</p>
<p>There are currently 6 active waterfront listings for sale with average price of $673,117 and they have been on the market an average of 92 days. The least expensive is $249,900 and the most expensive is $1,150,000.</p>
<p>There have been 7 sold waterfront listings since July 1, 2012 and November 29, 2012 with an average sold price of $328,829 and they were on the market for 75 days on average. There is one sale that is now pending and it is $329,900 and was on the market for 123 days.</p>
