This real estate market report is for all residential properties in Rye, NH through August 2012.

There were 67 residential properties on the market in July of 2012 and 67 in August of 2012. In August of 2011 there were 78 so if we compare from a year ago we are down 14.1%.

We had 11 properties sell in August 0f 2012 and 6 in July of 2012 which is an increase 83.3%. There were 10 Pending sales in August and 8 in July which is a 25% increase.

Sales in August of 2011 were 5 as compared to 11 this year which is an increase of 120%. Pending sales in August of 2011 were 11 and 10 in August of 2012 which is a decrease of 9.1%.

After dinner in Portsmouth NH with close friends we drove down the coast to  Jenness State Beach in Rye NH.  It was a sunny late afternoon and so windy we could hardly stand up!   Even the sea gulls were unhappy! But no matter how windy or cold it is the NH coastline is lovely!

A perfect spot along the New Hampshire Seacoast

Jenness State Beach is located on Rte 1A in Rye and offers metered parking, rest rooms, picnicking and swimming.  The beach is long and sandy and we love walking the beach during all four seasons. If you live anywhere near the coast you’ve probably happened upon the Swans at Eel Pond in Rye NH. They are beautiful, graceful and wild.

While they are not “native” to the area, they have been at home in Eel Pond for many years.  The Beautiful Swans are awesome to see but they can be aggressive.  They are actually Mute Swans and were imported at the turn of the century by wealthy New York land owners and officials in attempts to decorate ponds and parks. Over time some “escaped” to the East Coast and settled in on the marsh lands along the coast.  There is a lot of controversy about the swans manly due to their aggressive nature towards the natural habitat and even people.  The Swans, contrary to what one might think, are not welcomed everywhere. In fact in NH, they are being somewhat controlled albeit they live in the wild. So while they are very beautiful and interesting to watch as a swim about Eel Pond you should stay back and enjoy them from a little bit of a distance …they’ve been known to chase people.

Jay and I love driving along our beautiful NH coast line and while we live fairly close to the coast, we camp at the beach when ever we can. Long weekends or short, during the week, holidays or when ever we can,  we camp in our motor home, working and commuting right from the beach.

A recent weekend in September with iffy weather made it perfect for driving and exploring.  We packed some water and snack and made many stops during our ride. One stop was at Ragged Head aka Rye Harbor State Park.  We had wanted to see the Rye Harbor State Park Captain John Smith Monument, which was erected in 2014.  The monument is amazing with inscriptions and a map he created of New England.  The state park itself is wonderful, we’ve stopped here many times and have seen a number of weddings, people having picnics and musicians sitting on the benches giving impromptu performances.  Rye Harbor

On this chilly day there was only one other person visiting the park.  We walked all around and took pictures and videos.  We continued our way along the coast and went through Portsmouth and into Maine. We stopped at Nubble light in York Maine, which of course was full of people enjoying the very majestic view of the lighthouse.

New Hampshire has such a pretty coastline and Maine just continues the visual pleasure.  That said I would be remiss if I didn’t add that Jay and I would love to help you make New Hampshire your home so please reach out to us.

NH Oceanfront Homes Market Report January and February 2013

This market report is for Oceanfront homes that have direct access to the ocean or are across the street.

We used the towns of Portsmouth, Rye, New Castle, North Hampton, Hampton, Seabrook and one from Greenland for our report. You will fine the report at the end of this blog post.

The drive along the coast

We just love driving along the New Hampshire Seacoast on any given day or week or any season for that matter.  During the winter months we’ll bundle up and pack a lunch and snacks and leave our home as early in the day as possible since it gets dark early during the winter months. We usually start in Seabrook NH off of route 286 and 1A and travel past Browns Lobster Pond, which is a great place to eat seafood.   You can bring your own alcohol in and sit on picnic style type tables. You can eat indoors or outdoors weather permitting. This time of year they are open Friday’s Saturday’s and Sunday. The place was packed when we drove by yesterday.

Along the beach

As you get to the junction of route 1A and 286 you can turn right and head to Salisbury Beach in Massachusetts but we tend to turn left and head to Hampton Beach. As we head north on 1A off to our left is Seabrook Harbor and then about a mile up the road is the Hampton Bridge. Traffic can be heavy at the bridge during the summer months due  to the raising of the bridge for commercial fishing boats to enter Hampton Harbor. Other times it is due to the thousands of beach goers that flock to Hampton Beach to soak in the sun.

Heading to North Beach

Once you meander around all the pedestrians and check out all the T shirt shops, gift shops and arcades you wind around and go past Boars Head Full MoonBoars Head which has breathtaking views of the Atlantic Ocean and Hampton Beach. Just up the road is North Beach which at high tide can be treacherous as there is only rocks available to walk on. At low tide you can kick off your sandals and walk barefoot for a few miles along North Beach.

Plaice Cove, Hampton

This little hideaway is my wife’s favorite spot to walk out onto the boardwalk and take pictures of the tall beach grass and the tide crashing against the rocky beach. North Side Park is for residents only but during the off season it is not that crowded and we stay just long enough to take pictures and videos and soak in the scenery.

Portsmouth NH

After our time at North Side Park, we tend to keep heading north towards Portsmouth making stops along the way.   We  often make a stop at North Hampton State Beach where the beach is a little flatter than other parts along the coast. The nice thing about stopping here is that across the street is the Beach Plum a great place to stop for lunch and ice cream on a hot sunny summer day. There food is delicious and a little pricy but worth it.

Rye State Park

Next we usually follow the coast up into Rye and and stop at Rye State Park. We love this stretch of road and often gaze at the homes for sale and we usually try and stop at all the little scenic turnoffs along the highway along route 1A.  Some of the views are just breathtaking and even though we come up here often we often see something new all time. From Swans, to full moons, to the gorgeous ocean front, our small NH coastline is a delight and never gets old.

New Castle and Great Island Common

Whaleback LighthouseNext up is the town of New Castle and Great Island Common. The park is beautiful no matter what time of year, with picnic areas and a playground and swimming and views of Portsmouth lighthouse and Whaleback Lighthouse. We love this special spot!

We are using the following towns on the Seacoast for this real estate market report.

Portsmouth, Newcastle, Rye, North Hampton, Hampton, Hampton Falls, South Hampton and Seabrook.

Total homes on the market for these towns in February of 2011 vs 2012. 401 homes on the market in 2011 vs 394 in 2012 which is a decrease of 1.7%.

There were 28 homes sold in February 2011 vs 17 sold in February 2012 which is a decrease of 39.3%.

There were 63 new listings to enter the market in February 2011 and there were 79 new listings in 2012. That is an increase of 25.4%.

Pending home sales in February of 2011 were 37 and in February of 2012 there were 48 that is in increase of 29.7%.

The average home for sale on the market in February of 2011 was $591,000 as compared to February of 2012 which was %595,000 which was an increase of .67%.

The average home sales price for February of 2011 was $433,000 as compared to February 2012 which was $286,000 which is a decrease of 34%. So the average home sales price has dropped a lot. Looks like the lower priced homes are selling a lot more than the more expensive homes. The median priced homes that sold in February of 2011 was $369,000 as compared to $230,000 in 2012.

Jay and I just love chasing the moon and on Dec 10th we took a ride up the coast to Rye Harbor State Park to catch the moon rising over the ocean. We caught it just in time and stayed to watch it rise! I’m not sure if there are any other NH Realtors who are moon chasers but we so enjoy doing it and try to catch it rising at different spots along our beautiful NH seacoast.

We love living and working in southern NH and love sharing a little bit of our world via video with you.
