NH Waterfront Homes for Sale

Have you been longing for the day that you can buy that perfect waterfront home? Can you imagine sitting in your yard sipping on your favorite beverage and listening to the water lapping the rocks allowing you to close your eyes and fall into a slumber? Do you ever wonder if that perfect waterfront home is available for me in southern New Hampshire? Do you wonder if you can even afford to live on the water?

Well, you have come to the right place. Southern New Hampshire has plenty of lakes and ponds to satisfy most any budget.

If you want to swim, boat and fish then your options are plenty. But, the key to finding the perfect spot is knowing where to find that perfect sunrise or sunset. Do you own a smartphone or a compass? When searching for that specific requirement one or both will come in handy. My iPhone has a compass so we will be able to let you know where the sun sets and sun rises to help you decide what time of day is best for you. I am an early riser so I love to view the sunrise and have the warmth of the sun on my face as I sip on my morning coffee or tea. Is there a certain time of day you’d like to know where the sun will reflect on your front porch? (front on waterfront property means waterside) Or do you want the shade to keep you cool? We have an app that will tell us where the sun will shine on your new home. Just ask us to use it and we will be more than happy to point it out for you.

Do you wonder where the fish are biting? We will try our best to find out where the best fishing is on a certain lake. Just ask a neighbor with a boat. They’ll probably know. Looking for that special cove where you have a lot of privacy? Just give us a call or shoot us a text or an email.

Did you know that some lakes you can’t swim in? Yes, we have two right here in southern New Hampshire. Some lakes are great for kayaking and canoeing but you just can’t swim in them. Contact us if you’d like to know which ones and why you can’t swim in them.

We often get asked when is the best time to buy a waterfront property? The best time is when you are ready and can afford it. Sometimes in the dead of winter you may be able to get a great deal because someone needs to sell real bad. If you wait until spring time you may lose out because there are a lot of other buyers out there as well.

Waterfront Homes Year End Market Report

WaterfrontAlthough New Hampshire’s coastline is less than 20 miles long it is packed with wondrous views and gorgeous homes.

We are going to take a look at how ocean front properties and properties along the tributaries and rivers in the seacoast area fared in 2012 as compared to 2011.

There were 30 properties in 2012 that sold and they averaged $916,840 and in 2011 there were 39 homes that sold, on average the homes in 2011 sold for $ 1,234,154. That’s a whopping decrease of 25% in real dollars. The volume of sales was also lower by 23%. Homes in 2011 took 210 days to go under contract as opposed to 179 days in 2012. So, it looks like homes stayed on the market a month less than in 2011 but sold for a lot less.

There are currently 18 properties on the market at $1,740,089 and they are have been on the market for about 212 days on average. There are six pending and active contingent properties with an average price of just under $700,000.
