A Pond… a Lake? Southern New Hampshire has many

Okay so what’s in a name? I guess when it comes to bodies of water it does matters…and just like we have roads in NH that have more than on name we have lakes and ponds that have multiple names as well. Confusing? Yes it is.
Is Big Island Pond a pond?
We often get e-mail questions and sometimes I publish them on our NHRealtyScoops blog. This question made me chuckle.

In my area of Southern NH we are lucky enough to have a few multi- named ponds and lakes… like Sunset Lake aka Washpond in Hampstead and Great Pond aka Kingston Lake in Kingston. It makes no sense but unless you are in the know, you might be confused thinking that Sunset Lake and Washpond are two different bodies of water when they are in fact one and the same.

Is Big Island Pond a pond?

Big Island Pond is a 500 +/- acre body of water located in southern NH. It is a private pond with no public access other than fishing by license only. It is called Big Island Pond but in reality it is far from what one normally thinks a pond is. Big Island Pond is a desirable area located in the towns of Derry, Atkinson and Hampstead NH and is just one of several lakes and ponds located in southern NH. Waterfront living especially in this market is very much a reality.

If you’re looking for a Southern NH water paradise don’t let the name pond in Big Island Pond scare you away. There is some awesome Big island Pond real estate available.  Call us we’d love to show you around the pond.

Lake Massabesic a pretty sunset

sunsetting across Lake MassabesicLast summer I attended a REALTOR Legal committee meeting up at the New Hampshire Association of REALTORS in Concord. The meeting started at 1 pm and was due to end at 3 pm.

As luck would have it, the meeting ran over schedule and by the time I left it was 3:45.

I decided to drive home the back way in an attempt to avoid the traffic congestion in Windham.

It would take a few minutes longer but I wouldn’t have to sit in traffic.

The drive along Lake Massabesic in Auburn and down to Chester is usually a pretty ride.

Today it was Sunset lake Massabesicexceptional and due to the meeting running longer it put me right at the lake while the sun was setting.

After all these years living in NH and driving back and forth to Concord I had never witnessed a sunset along Lake Massabesic.

Today I did and it was so pretty that I had to stop and take some pictures and shot a little video of the sun setting across Lake Massabesic.

I hope you enjoy seeing this little piece of my New Hampshire back yard…hopefully it will help you understand why I love selling real estate in New Hampshire.

Seasonal or Year Round…what is a home owner to do?

A word of advice to all waterfront home owners.

Take a trip to your town hall and get a copy of your assessment cards.

It’s important to make sure the town considers your home year round, especially if you plan to sell it.

Just because you have heat, insulation and a septic system may not make your home year round according to some towns.

There have been law suits over this very issue and there will probably be more in the future.
